Bennett Design Studio is based in Vista. It is the studio’s home city, which means the drive to a site meeting is short and a trip to the counter is not an expedition.
Working in your own city
Being local is not a design credential on its own, but it does change the practical texture of a project. Site visits happen when they need to happen rather than when they can be batched. Meeting a contractor on site to walk a problem is a half-hour, not a half-day. Submitting, checking on a plan check status, or picking up comments is straightforward.
It also means the studio is accountable in a way that a firm two counties away is not. Work in the town you live in and the work has to be good.
What Vista properties tend to bring
Vista’s housing stock is varied - post-war tracts, larger inland parcels, hillside lots with real grade on them, and pockets of semi-rural property on the edges of the city. That range means there is no single answer to what a lot will support.
On the larger and more rural parcels, detached ADUs and substantial additions often have room to work. On the tighter tract lots, the interesting question is usually how to get more out of the existing footprint before adding to it. Sloping sites bring grading and retaining into the budget conversation early.
Heidi Circle Junior ADU
A junior ADU in Vista, off Heidi Circle - a self-contained unit created within the footprint of the existing house, with its own entrance and a compact kitchen. It is the most tightly constrained of the ADU routes and the least disruptive to the household living there.
The studio came to this one partway through. Another designer had started the work and was not able to see it to completion, and the project needed someone to take it over and carry it to a finished set.
Picking up a project that is already part-drawn is its own kind of work. Before anything new goes on the page, the existing drawings have to be read carefully and checked against the building and the code - what is correct, what is out of date, and what was never resolved in the first place. Doing that properly at the start is what keeps the rest of the project from inheriting someone else’s unfinished decisions.
