Residential design for Escondido.
Escondido has some of the largest residential parcels in inland North County, and land is the thing that gives a project options.
Room to work
On a bigger parcel, questions that are fixed on a tract lot become open again. A detached ADU can sit where it makes sense rather than where it fits. An addition can extend in a direction that suits the house instead of the only direction available. Outbuildings, workshops and separate garages become realistic.
Larger sites bring their own constraints in exchange - longer utility runs, septic where there is no sewer, well water on some properties, fire access requirements that get stricter as you move away from the city core, and driveways long enough to matter in the budget.
Rural-residential and semi-agricultural property
On the rural edges of Escondido, properties often carry a mix of uses - a house, a barn or shop, planted acreage, and sometimes an existing second dwelling of uncertain permit status. Sorting out what is legally there is the necessary first step before planning what to add.
Bennett Design Studio has worked in Escondido on the commercial side as well, including a remodel for Toyota of Escondido. Different building type, same requirement: drawings that are coordinated, buildable, and get through review.
